Fire and water damage restoration in NYC: drying out after the fire

Putting out a fire takes water, and in an apartment building that water does not stay in the apartment that burned. It soaks the floor, runs through the ceiling of the unit below, follows pipes and wiring down through the building and pools in hallways and stairwells. A sprinkler head that opens over a kitchen fire wets the whole room. Some homes end up with more water damage than fire damage, including homes on floors the fire never reached. Fire and water damage restoration in NYC is the work of drying all of that out before it causes a second round of damage, and this page explains how it works.

Why the clock matters

The EPA puts it plainly: the key to mold control is moisture control, and it is important to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. The EPA also calls standing water and wet materials a breeding ground for microorganisms such as viruses, bacteria and mold. After a fire, that clock starts while the building may still be closed to residents, which is why drying is one of the first things to plan once the fire department has cleared the scene.

First, safety around water and power

Water and electricity together are the main danger in a home soaked by firefighting. The CDC’s guidance for wet homes applies here.

  • Switch off the main power only if the panel can be reached from a dry place. If reaching it means stepping into standing water, call an electrician to turn it off.
  • Never turn power on or off, or use an electric tool or appliance, while standing in water.
  • Have an electrician check the electrical system before the power is turned back on.
  • If you smell gas or suspect a leak, turn off the main gas valve, open the windows and leave at once.
  • Stay out from under a ceiling that is bulging or sagging with water.
  • If the power is off, the EPA says a portable generator belongs outside and at least 20 feet from the building, never indoors.

Fire and water damage restoration, step by step

What follows describes the usual shape of the work in general terms. The provider who inspects your home can set out their own plan, and you can ask for it in writing.

  1. Inspection and moisture mapping. Finding where the water went, which is often further than it looks: under flooring, inside wall cavities, in ceiling insulation and in the units below.
  2. Deciding how contaminated the water is. The IICRC S500 water damage standard sorts water into categories by contamination, considering both its source and its quality after it touches materials on site. The restorer makes a preliminary determination of the category at the start.
  3. Removing standing water. Pumping or extracting water from floors and carpets.
  4. Removing what cannot be dried. Soaked materials that will not recover, once photographed and listed for the inventory.
  5. Drying. Air movers and dehumidifiers, with moisture readings taken to show when materials are dry.
  6. Smoke and soot cleaning. Usually once the space is dry enough to work in. See smoke damage restoration NYC.
  7. Repairs. Closing up walls and ceilings only once the materials behind them are dry. See fire damage repair.

What the S500 says about contaminated water

The S500 is the IICRC’s standard for water damage restoration, and its Consensus Body published a position statement in February 2026 quoting the 5th Edition (2021). It quotes section 10.6.7: if the preliminary determination is that the water is Category 1, the restorer can proceed without contamination controls; with Category 2 or 3 water intrusions, remediation should occur before restorative drying, and restorers shall use contamination controls and appropriate worker protection. The same statement notes that time and temperature can affect contaminants and so change the category. Ask any provider which category they determined for your home and why, and get it in writing.

The apartments below the fire

If you live under the unit that burned, your home may have no fire damage at all and still need serious work. Water comes through light fixtures and ceiling seams, runs down the inside of walls, and soaks into floors. Smoke may follow through the same openings. The City Council’s fire guide says building management hires vendors for clean-up, remediation and rebuilding in a rental building. Tell the super or managing agent what you see in your unit in writing, photograph it, and if you have renters insurance, file a claim and confirm any written notice the policy requires, as the guide advises. In a co-op or condo, ask the managing agent how responsibility is split, and check your own policy or agent.

Mold after firefighting water

If drying is late or incomplete, mold can follow. New York City and New York State both have rules about how it is handled, and they depend on the building and the size of the area.

For a small area, the EPA says that in most cases you can handle mold of less than about 10 square feet yourself, and the Health Department’s steps are to keep children and pets away, clean hard surfaces with soap and water, wear waterproof gloves and dry completely. The EPA does not recommend bleach or other biocides as a routine practice in mold cleanup, and advises against running a heating or cooling system you know or suspect is contaminated with mold. Tenants who see mold or a leak should notify the landlord and, if it is not fixed, file a complaint online or call 311, as HPD advises.

Where mold is found

The IICRC position statement says that where mold growth is discovered or suspected, restorers should refer to the current version of the ANSI/IICRC S520 Standard for Professional Mold Remediation. Ask whether the provider is working to it.

Water mitigation and restoration: what is the difference?

The two words are used loosely, but in general the first describes stopping further damage: getting the water out and drying the building. The second describes putting it back: cleaning, rebuilding and finishing. After a fire both are needed, in that order, and often by the same provider. If you get a written scope, check it covers both the drying and what comes after, or ask who will do each part.

Getting the water dealt with

When you send the request, say whether the water came from a fire in your own unit or one above, the borough, the building type and whether you can get back in. An independent local restoration provider can contact you, inspect and quote directly. Sending the form is free, and you never have to hire anyone. The page on fire damage cleanup NYC covers the rest of the cleanup.

Questions people ask

How fast does water from firefighting need to be dried?

The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth.

Is water from firefighting Category 3?

No source opened for this site says so. The IICRC S500 sorts water by contamination, and the restorer makes a preliminary determination for each job. Ask the provider which category they found and why.

My ceiling is leaking from a fire upstairs. What should I do?

Stay out from under a sagging ceiling, keep away from wet electrics, photograph the damage, and tell the super or managing agent in writing. If you have renters insurance, file a claim and confirm any written notice it requires.

Who handles mold after a fire in a large building?

If the area is more than 10 square feet in a building with 10 or more apartments, the Health Department says owners must use NYS Department of Labor licensed mold assessment and remediation workers, and the same worker cannot do both.

Is NYC Fire Damage Restoration a water damage company?

No. It is an independent referral service. Your request goes to an independent local restoration provider, who quotes and does any work directly.
